Millbrook 44 First Home Grant

Millbrook 44 is committed to supporting first home buyers. With the recent removal of the government’s First Home Grant, we understand that many buyers were counting on this financial assistance to purchase their first home. To help bridge this gap, we are offering a $10,000 First Home Grant (First Home Grant) for eligible buyers purchasing a property in the development at 44 Millbrook Road, Henderson (Millbrook 44).

Eligibility Criteria

To be eligible for this First Home Grant, buyers must meet the following criteria:

  1. Age: Must be over 18 years old.

  2. Income:

    • For individual buyers: Earned less than $150,000 before tax over the last 12 months.

    • For two or more buyers: Combined earned less than $250,000 before tax over the last 12 months.

  3. Property Ownership:

    • Must not currently own any property or land, including property owned by a spouse or de facto partner.

    • Ownership of Māori land is not included in this criterion.

  4. Property Purchase

    • Must make an unconditional purchase of an eligible property (being any Kiwibuild property within the development) at Millbrook 44.

Together, the "Criteria".

Upon execution of an agreement to purchase an eligible property at Millbrook 44, the purchaser must immediately provide reasonable evidence of meeting the Criteria, including a valid statutory declaration in the form provided by the Developer confirming the Criteria are met by the buyers.

How the First Home Grant Works

  1. Unconditional Sale: After the sale of the property becomes unconditional in all respects, Millbrook West Limited (the Developer) will contribute $10,000 per eligible buyer (capped at two buyers per property) towards their deposit.

  2. First Home Grant funds Payment: The First Home Grant funds will be paid into the Developer's lawyer, Anthony Harper's trust account within five (5) working days following payment of the balance of the deposit by the buyers into Anthony Harper's trust account by the purchaser(s).

  3. Stakeholder:  Anthony Harper will hold the First Home Grant funds as stakeholder for the benefit of both parties pending settlement.  The First Home Grant funds will be applied towards payment of the purchase price by the buyer on settlement. 

  4. Uncompleted Sale: If the agreement is validly terminated by the Developer, Anthony Harper is irrevocably authorised to release the First Home Grant funds to the Developer and the First Home Grant will be terminated.  The release of the First Home Grant by Anthony Harper to the Developer is without prejudice to the Developer's other rights and remedies under the sale and purchase agreement or at law. 

Example Scenarios

  • Single Buyer: If one eligible buyer purchases a property at Millbrook 44, they will receive a $10,000 First Home Grant towards their deposit.

  • Two or more Buyers: If two or more eligible buyers jointly purchase a property, they will receive a total maximum amount of $20,000 (being $10,000 per buyer, capped at two buyers) towards their deposit.
